The Need
It is noticed that installations of antennae, split a/c units, etc. on the terraces and alongside the walls of the Shivani buildings is proliferating. While the terrace is the most logical place for installation those equipments, over a period of time we have realized that this requires some form of regulations. The choice of the location and the method of installation have often been left to the external vendors who have done installations in the balconies, external wall, alongside the walk way and on top of the water tanks without application of prudence and least regard for the safety of the residents and their property. Also it is noticed that the terrace has become a ‘junk yard’ for abandoned antennae.
Hence the following rules. While the following framework is published, suggestions are welcome to improve this by way minor tweaking. Members are requested to modify the existing installations that do not comply with these rules in the interest of the fellow members. Note that the SOA is only trying to ensure safety and not in any way trying to profit from this. Also we would like to reiterate that these rules are nothing new but just detailing of clauses 48, 49, 51, 56, 57 and 59 of the registered bye-laws of SOA that you should already have with you.
At least 7 days of notice is to be given to SOA for a request for new installation to be reviewed and disposed off appropriately. We are optimistic that you will extend your cooperation.

Rules about installing any equipment or personal items on the terrace and other common areas of SHIVANI are as follows:
1. Before any equipment like radio / TV / Dish antenna, compressor unit of A/Cs, other electronic / electrical / mechanical equipments, sun-shades, etc. can be installed in the common areas such as terrace, external walls or staircase landings, a written request is to be given to either of the President, Secretary or Joint secretary in that order. When approved, a signed copy of your request will be returned with SOA seal. The simple form given below can be used for this purpose.
2. SOA will need at least one week to peruse the request and dispose off. If approved a suitable location will be suggested for the installation. Generally,
- All Antennae are to be installed on the internal walls of the terrace. No installation can be made on the external walls and private balconies.
- As far as possible the cables are to be taken inside the ducts or cable channels rather than hanging them on the exterior walls of the buildings.
- No installation should be done on the water tanks, planters or lift head room.
- Split A/c compressor units can be installed on the private balconies or terrace, but not on the side- walls. The A/Cs of the businesses operating in block-1 will be exempted from this but a request is to be given for every new installation.
- Cable and Internet operators are to be instructed to route their cables through underground channels rather than taking them across the buildings on the roof. SOA would provide help, if cables were to be laid underground (costs are to be borne by operator). The residents who use such overhead cables are requested to give suitable notice to your service provider. Note that overhead cables can carry high voltage surge in case a lightening strike and damage your valuable equipment.
- No cable or pipe should be run through the floor of the terrace. Power required for the installation, if any, should be provided by the requester in a secure fashion.
- Any dysfunctional installation (due to breakdown or discontinuation of service) should be removed within one week of becoming so. The nails, screws, clamps or other fixtures should be removed and the holes should be suitably plastered.
- Any installation found abandoned will be removed and disposed of by the facility manager. A sum of Rs.2000/- will be charged to the resident who is responsible for it.
3. Commercial installations of any kind including sign boards, cables, antenna, standees, advertisements, etc. will not be allowed within the premises even if it is free of charge. SOA is not interested in profiting from such displays as things stand. Any such decision can be approved only by the AGM as provided in the Bye-laws.
4. No equipment or personal belongings can stored in a common area as well the parking area – including the ones owned by you. SOA facility manager has been instructed to dispose off any items left in the terrace or other common areas immediately.
5. External walls of the buildings, including those exposed outward in the private balconies / open terrace, should not be painted by the members.
6. Subject to Approval in EGM : Commercial installations (example : Telecom tower, advts, Wireless antenna), commercial demonstrations, events, vending, training programs, etc. should not be allowed inside the complex by the managing committee without prior approval by majority of the member in a AGM or EGM. As the association is a non-profit organization, no fee, rent or any other compensation should be collected for external parties for the use of the association facilities.
